An Honest Deal on Commissions!

We would, of course, give you an expert valuation but then you simply tell us how much you expect to receive - free and clear!
We then add our commission in order to arrive at the sale price. This would be a guaranteed maximum of just 5% and all administration casts are included.

How does it Work?

The whole procedure is simple and transparent -

  1. The selling price is agreed plus the lowest possible offer (so that we don't waste your time).
     

  2. Any offers, within the agreed parameters, would be forwarded to the seller for immediate acceptance or refusal. If the offer is refused we attempt to persuade the buyer to raise the offer.
     

  3. Once an offer is accepted verbally by the seller we revert with a written "Mandate for Sale" showing -
     

    1. The offer price.

    2. The name of the buyer.

    3. The total commission(s) and to whom they are to be paid. If the offer is not within the agreed parameters (as is often the case) then the commission may be reduced accordingly.

    4. Dates relative to the deposit payment & signing of the Private Contract for Sale/Purchase and Final Payment & Signing of the Escritura.

    5. Any special conditions.
       

  4. The seller is still able to reject the offer until the Mandate has been carefully studied and signed.

 

The Property may Continue to be Available for Renting!

It is possible that a rental arrangements could prejudice a sale if the buyers wanted immediate occupation but this is unlikely.
In
fact this is usually an advantage because the buyer would receive all rental income after the date of the sale.
Obviously you would have to advise us of all rental occupations as we could only show the property on changeover days.

 

All the Costs are Included!

We carry out the following tasks, on behalf of the seller, without any extra charges -

  1. Prepare the Mandate for Sale

  2. Prepare the Private Contract

  3. Arrange for the Certificate from the Property Registry

  4. Change the name on the Utilities, IBI & other accounts and arrange the pro rata settlement

  5. Instruct the Notary and arrange the appointemnt.

  6. Reclaim the value added tax (where applicable) and provide the tax certificate for non-residents

If you have a local legal representative you only need employ him/her on a "watching" brief.
